The General Services Administration (GSA) completed a partial modernization of Building 85 at the Denver Federal Center and limited tenant improvements to Building 67. The planned project delivery was design-bid-build. The 87,912 gross square foot project area included space for the Department of Interior’s Office of Natural Resources Revenue to conduct business on a daily basis for the foreseeable future. Project goals included a more modern, flexible work environment, including new architectural finishes throughout with de-mountable partitions for most interior partitions, new energy efficient lighting and lighting controls, new VAV mechanical system and conversion of existing constant volume air handlers to VAV, new BACNET protocol mechanical controls residing on GSA servers, new exterior windows in limited areas, and limited new plumbing at break areas throughout the building. Existing major mechanical equipment, such as boilers, chillers, cooling towers, etc., remained with modifications as needed to function properly with the new mechanical system. The project was phased in two distinct phases tenants were moved to a temporary location while their respective phase was under construction.
